FAAC Welding & Fabrication: The Miami Beach Owner’s Guide

FAAC welding and fabrication repair in Miami Beach typically runs $340-$780 installed, depending on whether we’re rebuilding a single gate arm bracket or fabricating a complete mounting plate for a 770 or 844 operator. We stock FAAC-compatible steel and aluminum stock on every truck, and most fabrication jobs are completed same-day once the gate is measured and the scope is written. Most Miami Beach owners discover the problem when their swing gate starts sagging on the FAAC arm, or when a welded stop-tab cracks and the gate overshoots its closed position by six inches.

Which FAAC Models This Applies To

We regularly fabricate and weld for FAAC’s residential and light-commercial lines: the 400 series (412, 415, 422), the 770 hydraulic swing-gate operators, and the 844 electro-mechanical swing units. The 400-series arm brackets are cast aluminum and crack at the weld joint when the gate leaf is over 16 feet or carries decorative ironwork. The 770 and 844 mounting plates are steel, but the bolt pattern differs: 770 uses a 4-bolt 8-inch square pattern, while the 844 uses a 6-bolt rectangular pattern at 10 by 6 inches. We see the most fabrication demand on the 770 because its hydraulic arm puts constant lateral stress on the mounting plate.

Identifying your model: the FAAC label is a metal rivet tag on the motor housing, not a sticker. If the tag is corroded (common within three years in Miami Beach salt air), measure the arm diameter: 400-series arms are 2 inches, 770 arms are 2.75 inches, 844 arms are 2.5 inches with a keyed flat. For OEM versus aftermarket, FAAC does not sell raw fabrication stock to end users; they sell complete arm assemblies. We fabricate to spec using 6061-T6 aluminum or A36 steel depending on the application, and we match the original wall thickness so the gate’s wind-load rating stays intact. Vance Gate Repair Miami Beach is an independent service provider, not affiliated with FAAC.

Signs Your FAAC Welding & Fabrication Is Failing

Signs Your FAAC Welding & Fabrication Is Failing
  • Gate arm droops or drifts after reaching the closed position. The welded bracket that holds the FAAC arm to the gate leaf has cracked at the heat-affected zone. In Miami Beach, this accelerates when the bracket was originally welded with standard mild steel instead of a marine-grade alloy.
  • Loud clank when the gate starts or stops. A weld bead on the stop-tab or catch-plate has sheared off. The gate is now metal-on-metal at the limit of travel, and the FAAC operator’s torque is hammering the remaining material.
  • Arm separates from the gate leaf by 1/4 inch or more. The bolted-weld hybrid connection has loosened; the weld did not penetrate the bracket fully, or the galvanic corrosion between dissimilar metals has swollen the joint. We see this on Alton Road properties where the salt air is constant.
  • Operator runs but gate moves unevenly or binds. The mounting plate has warped from a previous poor weld repair, throwing the FAAC arm out of plane with the gate hinge axis. The operator works harder, draws more amps, and eventually faults.
  • Visible rust streaks below any welded joint. Moisture has entered a cracked or porous weld. On steel FAAC mounting plates, this is the early warning before the weld fails completely; on aluminum, it indicates the anodized layer was burned through during a previous repair.

Replacement Cost & What’s Included

Service Typical Range in Miami Beach
Single bracket weld repair (aluminum) $340-$480
Steel mounting plate fabrication & install $520-$780
Stop-tab or catch-plate rebuild $280-$420
Complete arm bracket replacement (fabricated to spec) $440-$620

The range depends on three factors: material (aluminum TIG work runs higher than steel MIG), access (a buried post requires excavation versus a surface-mounted plate), and whether we need to remove the FAAC operator to weld properly. Every price is written and handed to you before we strike an arc. Under the Haven Standard, Clause 1, you get the full cost upfront; under Clause 4, you get before-and-after photos of every weld, the material spec, and the amperage settings we used. Our 365-Day Done Right Promise covers all fabrication work: if a crack reopens or a plate warps within a year, we fix it at no charge.

There’s a safe middle ground here, and then there’s the part that requires a ticketed welder. An owner can check: whether the bracket bolts are tight (use a socket, not a visual guess), whether the crack is superficial surface crazing or full penetration, and whether the gate still moves freely by hand with the operator disconnected. What goes wrong fast: welding aluminum gate brackets without a TIG setup and argon shielding gas produces porous, brittle joints that look fine for two weeks, then snap. Welding on a gate still connected to the FAAC operator can backfeed voltage through the control board and destroy the limit-switch circuitry. And grinding a cracked bracket without supporting the gate leaf lets it drop, tearing the hinge or the masonry anchor. We carry 220V TIG and MIG rigs on every truck, and we disconnect and tag out the operator before any welding starts. If you’re unsure, call (786) 371-2767; we’ll look at it for free and give you a written price either way.
