Swing Gate Motor Failure - LiftMaster LA500UL
The gate on this Alton Road property had been propped open with a landscape timber for eleven days. The original arm bracket was a thin aluminum casting that had corroded through at the bolt holes - common in Miami Beach where salt spray settles on hardware overnight. We fabricated a thicker galvanized steel bracket in our shop, re-secured the LiftMaster LA500UL, and reset the limit switches so the gate stopped precisely at the post without rebounding. Under Clause 4, the homeowner received a photo log showing the corroded original bracket, the new fabrication, and the final gate position with a level on the arm.
Sliding Gate Track Rebuild - Commercial Rollers Ground to Flat Spots
This Collins Avenue light-commercial gate had been shuddering open for months because the V-groove rollers had worn to hexagons from grit and misalignment. The gate was essentially sliding on its aluminum frame. We pulled the carriage, installed new sealed-bearing rollers, cleaned the track of compacted sand and corrosion, and re-leveled the run to shed water toward the drain end. The FAAC 844 operator’s amp draw dropped from 8.2 to 4.1 - we photographed the multimeter readings before and after. The gate now rolls closed with a finger push.
Gate Access Control Failure - Keypad and Loop Detector Both Down
A West Avenue property manager had been overriding the gate with a remote because neither the keypad nor the vehicle loop worked. We found the loop detector locked in a permanent fault state from a crushed loop wire, and the keypad housing was UV-chalked to the point that rain was reaching the circuit board. Three wire splices in the conduit had been made with wire nuts and electrical tape - a guaranteed failure in Miami Beach humidity. We pulled new loop wire, installed a sealed DoorKing keypad rated for salt-air exposure, and moved every splice into proper junction boxes with watertight connectors. The photo record shows the original splices, the new loop resistance reading (within 1.5 ohms of specification), and the keypad test with all ten codes verified.
Welded Gate Hinge Rebuild - Decorative Iron Gate Sagging 4 Inches
This decorative iron gate on Pine Tree Drive had sagged until the latch no longer met the strike plate. The top hinge was a 3/8-inch mild-steel pin in a cast-iron sleeve, and the weld holding the sleeve to the post had cracked 80 percent around. The bottom pin was seized solid from rust jacking. We cut the old hardware free, ground to clean metal, and laid a full-penetration weld with 7018 rod for ductility. A new 1/2-inch stainless pin with an oil-impregnated bronze bushing went in on the bottom. We photographed the weld cross-section, the pin fit with feeler-gauge clearance, and the final gate position with a 4-foot level on the top rail. The gate latches with one finger now.
Gate Opener Logic Board Replacement - Lightning Surge Through Power Line
A summer storm on Meridian Avenue took out this Elite CSW200 through the power line, not the loop or the antenna as most people assume. The MOV on the board had done its job and vaporized, but the surge got past it to the microcontroller. We replaced with an OEM Elite board - not a generic substitute - and added an external surge protector at the disconnect so the next hit would be stopped before reaching the opener. We photographed the scorched original board, the new installation with torque-spec terminal screws, and the full function test including safety edge, loop, keypad, and manual release. Double Swing Gate Synchronization - Gates Hitting at Center Stop
These BFT Phobos BT operators on a Hibiscus Island estate had drifted out of sync until the gates were hitting at the center stop hard enough to bend the aluminum block. The master-slave timing on the sub-board had been knocked off by a power fluctuation, and the mechanical stop was too soft for the gate mass. We recalibrated the close delay to 1.2 seconds slave lag, replaced the stop with a steel block welded to a buried post, and adjusted the limit switches so both gates met within 1/8 inch at the stiles. The photo record shows the bent original stop, the oscilloscope timing readout, and the final meeting position with a straightedge across both gates.
