BFT Access Control Installation: The Miami Beach Owner’s Guide

The THALIA keypad series (THALIA P, THALIA A, THALIA BT) uses a proprietary two-wire bus protocol that will not communicate with older BFT operators running dry-contact logic. If your gate motor was installed before 2016, check the control board for a “BUS” terminal block before ordering a THALIA - without it, you’ll need the CLONIX radio receiver series instead.

The MITTO remote programming differs between the MITTO B RCB (rolling code, 433 MHz) and the newer MITTO A (auto-learning, 433.92 MHz). We’ve found Miami Beach condos on West Avenue where the HOA bought bulk MITTO A remotes that wouldn’t pair with existing MITTO B receivers because the frequency tolerances drift in salt air. The fix is either a receiver swap or sourcing the correct remote generation, and we stock both.

Signs Your BFT Access Control Installation Is Failing

• Remote works intermittently only from close range. The MITTO receiver’s antenna coax degrades at the connector first in Miami Beach’s salt air. We find green corrosion inside the F-connector on roughly half the coastal properties we service. The receiver itself is usually fine; the antenna assembly needs replacement.
• Keypad accepts code but gate doesn’t move. This often traces to a failed relay output on the THALIA control board, not the keypad. The THALIA sends a low-voltage signal to the operator’s control board, and if that board’s input optocoupler has failed, the keypad appears dead when it’s actually working. We test both ends before quoting replacement.
• Exit loop triggers randomly or not at all. The DIGILOOP detector has a sensitivity potentiometer that drifts with temperature cycling. In Miami Beach, where morning humidity hits 90% and afternoon sun heats the pavement to 140°F, that drift accelerates. We reset and lock the sensitivity, then photograph the setting under Clause 4.
• Gate opens but won’t close automatically. The safety photocell (BFT’s CELLULA series) may have a cracked lens or misaligned bracket. South-facing installations on Ocean Drive take UV damage faster than north-facing gates; we see CELLULA housings chalk and crack in 18 months versus 4 years inland.
• All access methods fail simultaneously. This points to the 24V power supply on the operator control board, not the access devices themselves. BFT’s RIGEL 5 and RIGEL 6 boards have a known capacitor failure mode after 6-8 years in high-humidity environments. We test output voltage under load before condemning any individual component.

DIY or Call Us?

There are two things a careful owner can check safely: whether the photocell lenses are clean and unobstructed, and whether the keypad or remote has fresh batteries. Beyond that, BFT access control involves low-voltage wiring that interfaces with line-voltage gate motors, and miswired connections can damage the control board or create a fire risk. The MITTO receiver’s rolling-code programming requires the original master remote or a factory reset procedure that, done incorrectly, locks out all existing remotes.
